Commercial & Industrial Swing Gate Solutions
Commercial & Industrial Swing Gate Installation
We install commercial swing gates on apartment complexes, industrial yards, warehouses, office parks, and storage facilities across the greater Sacramento area — and the most common question we get is whether a swing gate or a slide gate is the right choice. The honest answer is that it depends on the opening width, the available space, and the budget. But there’s a specific set of conditions where a commercial swing gate is the smarter investment, and we see those conditions on Sacramento-area commercial properties regularly.
This page covers when and why a swing gate makes sense for a commercial property, the specific operators we install, and what the engineering considerations look like for single-swing vs. double-swing configurations. For a broader overview of all commercial gate types, visit our commercial gate installation page. For a general comparison of swing vs. slide gate mechanics, see our swing gate vs. sliding gate comparison.
When a Commercial Swing Gate Is the Right Choice
The 14-Foot Cost Advantage
Here’s something most property managers don’t hear until we’re on-site: if your gate opening is under about 14 feet wide, a single-swing gate with one pad-mount operator will almost always cost less than a comparable slide gate setup. A slide gate requires a track or cantilever system, a slide gate motor, and enough lateral fence-line space for the panel to retract into. A single-swing gate under 14 feet needs one panel, one set of hinges, and one operator. Fewer components, simpler installation, lower total cost.
This makes swing gates especially practical for secondary access points on commercial properties — service entrances, employee-only gates, utility access, and pedestrian-vehicle gates that don’t need the capacity of a full-width slide gate. We install these regularly on apartment complexes and industrial yards throughout Sacramento and Placer counties where the property has multiple entry points at different widths.

Access Control Integration
Every commercial swing gate we install integrates with the access control system the property requires. The gate type doesn’t limit your options — swing gates work with the same control platforms as slide gates. The configurations we install most frequently on commercial swing gates include keypad entry, card readers and RFID fobs, DoorKing telephone entry and intercom systems, vehicle loop detectors for automatic exit, LiftMaster’s myQ platform for cloud-based remote monitoring and access management, and smartphone-based access for property managers who need to grant or revoke entry remotely.
Single-Swing vs. Double-Swing Configurations
Across our commercial swing gate projects, we see a fairly even split between single-swing and double-swing (bi-parting) installations. The deciding factor is the opening width and available swing clearance.
Single-swing is best when the opening is under 14 feet and there’s adequate room on one side for the full panel to swing inward. One panel, one operator, one set of hinges, one maintenance schedule. This is the most cost-effective commercial swing configuration.
Double-swing (bi-parting) becomes necessary when the opening exceeds what a single panel can comfortably handle, or when the property layout doesn’t provide enough depth for a full-length panel to swing clear. Each panel covers half the opening, and each gets its own operator. The tradeoff is doubled hardware and maintenance — but for openings in the 16-to-24-foot range where a slide gate isn’t viable, it’s often the only workable solution.
