Frosty LiftMaster gate sensor showing cold weather problems and a heated red sensor as the fix.

How to Fix Common Cold Weather Problems for Automated Gates | Automated Gate Company

When the seasons shift, your automated gate is often the first thing to “feel” the weather. Changes in temperature and moisture affect everything from the chemistry of the batteries to the physics of the metal itself.

To avoid being stuck in the driveway during a downpour, use this guide to the most common weather-related gate issues and the specific preventative products that solve them.

1. The "Ghost" Obstruction (Sensor Issues)

The Problem: Moisture or frost builds up on the lenses of the photo-eye sensors, scattering the infrared beam and tricking the system into thinking a car is in the way.

  • Preventative Maintenance: Apply an anti-fog treatment to the lenses. C-Clear Anti-Fog Gel or Rain-X Plastic Water Repellent creates a protective barrier that prevents water droplets from “blinding” the sensor.
  • The Fix: If your gate is currently stuck, wipe the lenses with a microfiber cloth. For a permanent solution, look into LiftMaster Monitored Reflective Photo Eyes (LMRRUL); these specific units feature a built-in heater inside the sensor itself to keep the lens clear of snow and fog automatically.

2. Sluggish Movement (Sticky Greases)

The Problem: Standard lubricants can turn into a thick, sticky paste in freezing temperatures. This creates “drag,” making the motor think it has hit an object, causing it to stop or reverse.

  • Preventative Maintenance: Switch to a high-performance synthetic lubricant that doesn’t freeze. Super Lube Multi-Purpose Synthetic Grease (with Syncolon/PTFE) is the gold standard here—it remains effective down to -45°F. For tracks and rollers, use 3-IN-ONE Professional Garage Door Lubricant; it’s a quick-drying formula that won’t attract the winter grit and salt that leads to grinding.
  • The Fix: If the gate is already struggling, clear any ice from the tracks and apply a silicone-based spray like B’laster Silicone Lubricant to the hinges to break the “cold bond” without leaving a gummy residue.

3. The Winter Battery Drain

The Problem: Cold weather slows down the chemical reactions inside batteries, often cutting their power capacity by half. This is especially fatal for solar-powered gates during the shorter, cloudier days of winter.

  • Preventative Maintenance: Many high-end brands offer dedicated heating kits. The LiftMaster Heater Kit (K1D8387-1CC) is designed specifically for DC operators to keep the batteries and gearbox at an optimal temperature. If you have a Viking Access System, the VA-HEATER is a self-adhesive blanket that wraps around the critical components to ensure they stay warm enough to function.
  • The Fix: Ensure your battery terminals are free of corrosion (which thrives in wet weather) by cleaning them with a wire brush and applying a terminal protector. If your battery is more than 3 years old, replace it with a Deep Cycle AGM battery, which is much more resilient to temperature swings than standard lead-acid types.

4. Electrical Shorts & Erratic Behavior

The Problem: Heavy rain and melting snow can seep through aged seals in the control box, causing the gate to “ghost open” or short-circuit the motherboard.

  • Preventative Maintenance: Open your control box and inspect the rubber gaskets. If they are dry or cracked, replace them with Universal EPDM Weatherstripping. As an extra layer of protection, place a Dry-Pack 200 Gram Silica Gel Canister inside the box. These are rechargeable and will drink up any internal condensation before it hits your electronics.
  • The Fix: To protect against wet-weather power surges, install a Ditek DTK-GPK1 Gate Protection Kit. It is a small investment that prevents a lightning strike or power flicker from “frying” a $500 control board.
